Plan and coordinate a preventative maintenance schedule with the Supervisor and appropriate sub-contractors and vendors;
Maintain maintenance log books on electrical and mechanical equipment as well as complete community inspections and document issues in Property Inspection Log Book;
Monitor maintenance of all electrical, mechanical and plumbing equipment throughout the property, or contract outside maintenance vendor and maintain records of areas serviced;
Replace defective electrical mechanisms of equipment such as relays, switches, motors and position sensing devices;
Pressure cleans stairways, breezeways, sidewalks, and other commons areas;
Ensure common areas & MO stores are locked and secured daily;
Perform minor repairs works when necessary;
Remove plants near building;
Repair parking lot and sidewalks with asphalt, cold patching materials, and concrete as necessary;
Maintain light carpentry repairs of buildings;
Replace worn or damaged parts in machines and/or equipment used within the maintenance department;
Replace sprinkler system heads, as needed;
Conduct visual fire alarm inspection;
Perform other duties as assigned by the Property Manager.
Preferably candidate with 1-2 years of maintenance experience in a high-rise condominium environment;
Ability to implement preventative and routine maintenance programs with a good understanding of electrical, HVAC, carpentry and plumbing systems;
Available to be on call after working hours and weekends;
Willing to be based in Tanjung Tokong, Penang or Gohtong Jaya, Pahang.
